Eden Bowery Bathroom Addition

Description/Specifications/Statement of Work/Requirements

 

1. Introduction: Ogden Valley Parks Service Area (OVPSA) is a sub-set of Weber County tasked to maintain and upgrade municipal parks in the Ogden Valley. Our parks consist of Liberty Park, Eden Park, and Huntsville Park. Our mission: Our valley forefathers were community minded. It is within our stewardship to maintain and improve our regional parklands to provide enrichment and enjoyment for generations to come. Let’s make it a legacy we can be proud of! The Eden Park has acquired funds thru RAMP and OVPSA to upgrade the Eden Bowery with a bathroom addition. This document provides the requirements and evaluation criteria for General Contractors to bid on the full scope of requirements.

 

1.1 Project Scope: Construct a bathroom addition to the existing Eden Park Bowery based on the plans and engineering provided by AMD Architecture. The addition shall include three (3) family restrooms, 1 ADA restroom, janitorial closet, an exterior drinking fountain, small storage closet, everything identified per the plans and engineering, and a supporting septic system. In addition, the addition shall provide new sidewalks that support an ADA walking path to three (3) sides of the building based on the plan. The project shall provide a safe and accessible restroom for all park users. Last, the addition to the bowery shall provide year-round service eliminating porta potties.

 

2.0 Bowery Bathroom Addition Plans and Engineering

The plans and engineering on the below link are considered a bid set and will be stamped after General Contractors agree with the plans as is. Updates will be provided by AMD Architecture as issues are discovered in the bidding process. The point of contact for AMD Architecture is Wayne L. Gordon III identified below.

3. Requirements: (General Requirements, General Contractor, Specific Requirements, Verification). This section shall include all of activities required to construct the four-bathroom addition and support required for verification of the operational capabilities associated with this addition.

 

3.01 General Contractor:

3.01.1 The General Contractor shall be responsible for the overall accomplishment of the Eden Bowery Bathroom Addition per the plans, engineering, and any additional requirements associated with a fully operational four-bathroom addition to the Eden Bowery.

 

3.01.2 The General Contractor shall coordinate with the OVPSA Program Manager (Mr. Marshall Mcgonegal) and AMD Architecture for any issues based on the respective areas of responsibility. For example, invoice payments are the responsibility of the OVPSA Program Manager and drawing/engineering issues are the responsibility of AMD Architecture.

 

3.01.3 The General Contractor shall be responsible for submitting the drawing package and engineering to Ogden Valley City Planning and having in hand a building permit prior to the start of any construction. The General Contractor shall coordinate with AMD Architecture for any plans and/or engineering issues in support of the building permit.

 

3.01.4 The General Contractor shall manage and coordinate all the below subcontractors and any other subcontractors required to accomplish the fully operational capability of the bathroom addition.

 

3.01.5 the General Contractor shall find and use a qualified subcontractor to accomplish a Wastewater site and soil evaluation.

 

3.01.6 The General Contractor shall accomplish the work required to identify where and how large the existing Septic System is for the current Bowery building. The General Contractor shall work with the Weber-Morgan Health Department to input this data into their system. The General Contractor shall receive a permit, if required, for a new septic system to support the bathroom addition while making sure NOT to impact the existing septic system.

 

3.01.7 The General Contractor shall provide a bidding sheet per Section B that breaks out all the costs/prices per subcontractor and General Contractor fees. The General Contractor shall identify any additional costs/price not listed in Section B.

3.17.2 The Wastewater Site and Soil Evaluation and Septic Tank/ Leach Field subcontractors shall provide a schedule/timeline of events.

 

3.17.3 The Wastewater Site and Soil Evaluation and Septic Tank/ Leach Field subcontractors shall accomplish an inspection from the building inspector and provide a copy of a passed inspection sheet.

 

3.17.4 The Wastewater Site and Soil Evaluation and Septic Tank/ Leach Field subcontractors shall identify the existing septic system and document the system with the Weber-Morgan Health Department.

 

3.17.5 The Wastewater Site and Soil Evaluation and Septic Tank/ Leach Field subcontractors shall not disrupt the existing Septic system.

3.22 The General Contractor and associated subcontractor bids shall fill in Section B of the attached documentation for their respective bidding area.

 

3.23 The General Contractor shall sign Section A of the attached documentation upon contract award.

 

3.24 The General Contractor shall receive an approved final inspection from Ogden Valley City Planning prior to last payment.
